What does your Real Estate agent DO when you are building New Construction in North East Florida?

With over half of the The Cole Slate Team with EXIT Real Estate Gallery’s business being New Construction, we excel at guiding our customers from browsing available products/communities, to negotiating contracts with builders, attending the design center appointment, educating and keeping our customers informed on how the process works, what to expect, and managing communications between the Customer & the Builder.

Typically, the first walk with the assigned Builder will happen at what we call “pre-drywall”. At this stage the framing is up, roof decking is on, electrical has been run as well as A/C duct work and plumbing lines.

As New Construction Specialists in North East Florida, we consider our “job” at this walk is to verify that all of the structural options that the Customer picked out & paid for are present. Some examples of the structural options we’ve found missing in the past include: Tray Ceilings missing or wrong type (slope vs. box), Gas Stub out or Summer Kitchen prep missing at Lanai, Water Softener Loop missing from garage, Door Frames at 6′ instead of 8′, Missing Floor Outlet in Family Room, Missing Recessed Can Packages, Stair Railings framed for sheetrock instead of Spindles, Shower Niches not Framed, Pot Filler not Pre-Plumbed, and so much MORE!

What we consider our “job” at the next phase of the Final Independent Inspection and/or New Home Orientation Walk includes walking around with the Customers full contract and executed amendments to verify that all of the design features they paid for and chose are present. Some examples of the design options we’ve found missing in the past include: Wrong finish of lighting (Brushed Nickel throughout instead of Bronze), Missing upgraded kitchen faucet, Wrong size baseboards, Wrong dishwasher, Shower Tile not tiled to ceiling, Framed instead of Semi-Frameless Shower Enclosure, Wrong color grout, Raised Cabinets installed as Regular Height, Gutters missing, Wrong color Cabinets installed, Solid doors instead of French doors installed, and so much MORE!
